Screening

We require a completion of detailed application and authorization statement from prospective tenants.
We obtain a full credit report with credit score. This report includes Income and Assets, Past Due Amounts, Credit Score (including the factors affecting the score), Summary of Accounts, and a breakdown of Accounts (30-day late payments, 60-day late payments, 90-day late payments, and payment history).
If warranted, we complete background check and identity verification. This report checks the FBI’s Most Wanted List, National Sex Offender Registry, Terrorist Watch List, and criminal records by state. The applicant bears the (reasonable) expense of the credit reporting process.  

When an applicant is aware that they will be vetted in this manner (and at their expense) they will most likely decline to apply if they are an unsuitable candidate.  This alone increases our likelihood of finding a desirable tenant.
